Terms of Service

These Terms of Service ("Terms") govern your use of Living Extra, operated by iSquare Resources Co., Ltd. ("Living Extra", "we", "us"). By accessing or using our platform, you agree to these Terms. If you do not agree, please do not use the platform.

1. About Living Extra

Living Extra is an online platform that lets property owners, agents and developers advertise properties for sale or rent, and lets buyers and renters search listings and contact advertisers. We provide the platform only — we are not a real-estate agency, broker or party to any transaction between users.

2. Accounts & eligibility

• You must be at least 18 years old to create an account.
• You are responsible for the accuracy of your account information and for keeping your password secure.
• You are responsible for all activity that occurs under your account.
• Agent and developer accounts may be asked to complete verification before receiving a "Verified" badge.

3. Posting is free

Creating an account, posting listings and sending or receiving enquiries on Living Extra are free of charge. Optional promotion or featuring of a listing, where offered, is provided at our discretion and does not change these Terms. We do not process payments for property transactions and take no commission on any deal.

4. Listings & your content

• You must have the right to advertise any property you list, and all details, prices and photos must be accurate and not misleading.
• You retain ownership of the content you submit. By posting, you grant Living Extra a non-exclusive licence to display, host and promote that content on the platform.
• You must not post duplicate, fraudulent, expired or off-platform listings, or content that infringes anyone's rights.
• We may edit, decline, unpublish or remove any listing or content that breaches these Terms, without notice.

5. Acceptable use

When using Living Extra, you agree not to:

• post false, misleading, unlawful, discriminatory or offensive content;
• impersonate any person or organisation, or misrepresent your affiliation;
• harvest, scrape or misuse other users' contact details;
• send spam, scams or unsolicited marketing through our messaging or enquiry tools;
• attempt to disrupt, hack, overload or gain unauthorised access to the platform.

6. Enquiries & communications

When you send an enquiry, viewing request or message, your contact details are shared with the relevant advertiser so they can respond. You are responsible for your own communications and for arranging and conducting any viewings or negotiations directly with the other party.

7. Verification & badges

A "Verified" badge indicates that an agent has submitted verification documents which we have reviewed. It is not a guarantee of the accuracy of any listing or the outcome of any dealing. Always carry out your own checks before entering into a transaction.

8. Intellectual property

The Living Extra name, logo, design and software are owned by us or our licensors and are protected by law. You may not copy, modify or reuse them without our written permission. This does not affect ownership of user-submitted content, which remains with its owner.

9. Disclaimers

The platform and all listings are provided "as is". We do not verify, endorse or guarantee the accuracy, availability, legality or quality of any property, listing or user. Living Extra is not responsible for the conduct of any user or the outcome of any transaction. Any dealing you enter into is at your own risk.

10. Limitation of liability

To the fullest extent permitted by law, Living Extra and iSquare Resources Co., Ltd. will not be liable for any indirect, incidental or consequential loss, or any loss of profit, data, opportunity or goodwill, arising from your use of the platform or any dealing between users.

11. Indemnity

You agree to indemnify and hold Living Extra harmless from any claims, losses or expenses arising out of your content, your use of the platform, or your breach of these Terms or of any law or third-party right.

12. Suspension & termination

We may suspend or terminate your account or remove your content if you breach these Terms or misuse the platform. You may close your account at any time by contacting us.

13. Governing law

These Terms are governed by the laws of Thailand, and any dispute arising from them or your use of the platform is subject to the exclusive jurisdiction of the courts of Thailand.

14. Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Your continued use of the platform after changes take effect means you accept the updated Terms.
