("Living Extra", "we", "us"), collects, uses and protects your personal data when you use our property platform at www.livingxtra.com. Living Extra is a property-listing platform that connects buyers and renters with property owners, agents and developers in Thailand. For the purpose of the PDPA, iSquare Resources Co., Ltd. is the data controller responsible for your personal data.

• Account information — your name, email address, phone number and, for agents, agency name, service area and verification documents.
• Listing information — the property details, photos, price and contact details you submit when you post an advertisement.
• Enquiry & message content — the messages, viewing requests and enquiries you send to owners, agents or our team.
• Usage data — pages you view, searches you run, saved properties, and technical data such as your IP address, browser type and device.
• Cookies — small files used to keep you signed in and to understand how the site is used (see Section 6).

3. How we use your information

• To create and manage your account and verify agents.
• To publish your listings and pass your enquiries to the relevant owner or agent.
• To operate features such as saved properties, messaging and viewing appointments.
• To keep the platform safe, prevent fraud and enforce our Terms of Service.
• To respond to your requests and provide customer support.
• To improve our services and, where you have consented, send you relevant updates.

4. Legal bases for processing

We process personal data where it is necessary to perform our contract with you (providing the platform), where we have a legitimate interest (keeping the service secure and improving it), where we are required by law, or on the basis of your consent (for example, marketing communications). • With owners and agents — when you send an enquiry, viewing request or message, the recipient receives the contact details you provide so they can respond.

Living Extra is not intended for individuals under 18. We do not knowingly collect personal data from children. If you believe a child has provided us with personal data, please contact us and we will remove it.
